Give Your Pavement a Fall Checkup

pavement checkup

Fall is a great time for Texas property owners to take a closer look at their pavement. After a long summer of heat, traffic, storms, and daily use, your parking lot may have developed problems that are easy to miss during normal day-to-day operations.

A seasonal pavement checkup can help identify those issues and determine what should be addressed next.

Inspect for Cracking

Look throughout the property for new cracks or areas where existing cracks have become larger. Addressing pavement problems while they are still manageable can help prevent them from developing into more extensive deterioration.

Check High-Traffic Areas

Pay special attention to entrances, drive lanes, loading zones, intersections, and areas where heavy vehicles regularly travel. These locations often experience more wear than other portions of a parking lot.

Look for Drainage Problems

After rain, check for areas where water remains on the pavement. Persistent moisture can contribute to pavement deterioration, particularly when water is able to enter through existing cracks.

Look at Potholes and Failed Areas

Potholes, broken pavement, and failed patches should be documented and evaluated. A small repair may be appropriate in one area, while another may require a more extensive solution.

Don't Forget Pavement Markings

Fall is also a good time to evaluate parking lines, arrows, fire lanes, and other markings. If striping is faded, include it in your upcoming maintenance plans.

Use Your Inspection to Plan Ahead

A pavement checkup is most useful when it leads to a plan. Document what you find, prioritize the most important issues, and determine which projects should be completed now versus those that can be incorporated into next year’s budget.
